Modified Bitumen Roofing in Atlanta, GA
Advanced Roofing & Paving installs and repairs modified bitumen roofing on low-slope commercial buildings across Metro Atlanta. Modified bitumen combines the multi-layer protection of built-up roofing with factory-made sheets that install faster and more consistently.
What Is Modified Bitumen Roofing?
Modified bitumen is asphalt blended with polymers, formed into reinforced sheets. The polymers make the asphalt more flexible (SBS) or more heat-resistant (APP). A typical system has two or more plies: a base sheet and a mineral-surfaced cap sheet.
Where It Is Commonly Used
- Low-slope roofs with regular foot traffic to rooftop equipment
- Retail and office buildings with many penetrations
- Buildings upgrading from older built-up roofs
- Small and mid-size commercial roofs
Installation Methods
| Method | How it works | Notes |
|---|---|---|
| Torch-applied | Sheet underside heated with a torch and bonded | Requires strict fire-safety procedures |
| Hot-mopped | Sheets set in hot asphalt | Similar to built-up roofing |
| Cold-applied | Sheets set in cold adhesive | No open flame or kettle |
| Self-adhered | Peel-and-stick sheets | Useful where flame is not allowed |
Advantages of Modified Bitumen
- Multi-ply redundancy like built-up roofing
- Good puncture and foot-traffic resistance
- Flexible in temperature swings (SBS)
- Repairable with compatible patches
Limitations to Consider
Dark or granulated surfaces absorb more heat unless a reflective cap or coating is used
Seams and laps must be fully bonded to perform
Torch-applied work requires strict fire safety around the building
Modified Bitumen Repair
Common problems include open laps, blisters, granule loss and cracked flashing. We repair with compatible modified materials. See commercial roof repair.
Restoration and Replacement
Aging modified bitumen with dry insulation can often be restored with a roof coating. Widespread wet insulation means replacement.

Modified Bitumen FAQs
Torch-down is one way to install modified bitumen. It can also be hot-mopped, cold-applied or self-adhered.
SBS modification adds rubber-like flexibility; APP modification adds heat and UV resistance.
Sometimes, if the existing roof is dry and only one layer exists. A moisture scan helps confirm this.
