Infrared Roof Scan & Leak Detection in Atlanta
Advanced Roofing & Paving uses FLIR infrared imaging to find water trapped under commercial roof membranes, moisture you cannot see from the surface. The scan pinpoints problem areas, improves repair accuracy and helps avoid unnecessary tear-offs.
How Infrared Roof Scanning Works
During the day, the sun heats the roof. After sunset, dry insulation cools quickly, while wet insulation holds heat longer because water stores more heat. A thermal camera shows those warmer wet areas as a distinct pattern across the roof.
We mark the suspect areas on the roof and on a roof plan, then confirm them with moisture readings or test cuts before recommending any work.
When an Infrared Scan Makes Sense
Leaks you cannot trace
Water travels under the membrane; the scan follows it.
Repair vs. replace decision
Shows how much insulation is actually wet.
Before a coating or recover
Wet insulation must be removed before either option.
Before buying a building
Know what is hidden under the roof before you close.
After a storm
Find water entry that is not yet visible inside.
What the Scan Finds, and What It Doesn't
Infrared imaging detects wet insulation under membrane roofs such as TPO, EPDM, built-up and modified bitumen. It works best on roofs with absorbent insulation and on a clear, dry evening after a sunny day. It does not replace a hands-on inspection of seams, flashing and drainage, which is why we pair it with a commercial roof inspection.
What You Receive

QUESTIONS
Infrared Roof Scan FAQs
Price depends on roof size and access.
Wet insulation holds heat longer than dry insulation after sunset, so the temperature difference is clearest in the evening after a sunny day.
No. The camera only reads surface temperature. Small test cuts to confirm findings are patched the same day.
Thermal imaging is most reliable on membrane roofs over absorbent insulation. Metal roofs are usually diagnosed with a hands-on inspection of fasteners, seams and flashing.
They do different jobs. The visual inspection checks seams, flashing and drainage; the scan finds hidden moisture. We use both.
